The service

Protect budget, schedule, and design intent. From consultant selection through closeout.

ProCatalyst provides owner's representation focused on the preconstruction phase, where the most consequential decisions get made. From consultant selection through IFC, we keep the design team, budget, schedule, and owner's standards aligned. One set of eyes responsible for the work actually landing the way it was priced and approved.

During construction administration, we facilitate communication between the owner, architect, and general contractor. Budget, schedule, and design-intent compliance stay monitored from the owner's side of the table, not the design team's, and not the contractor's.

Scope of engagement

Active through every phase where the consequential decisions happen.

Three phases, one owner. The preconstruction work is where a project's budget and quality get locked in — that's where we concentrate. Construction administration and closeout continue the same oversight into the field.

Phase 01

Preconstruction
Advisory

From consultant onboarding through GMP. Nine scope items, every one aimed at catching problems before they become line items.

  • Consultant and design team selection and onboarding
  • Design milestone reviews (SD, DD, Permit, CD / GMP)
  • Budget validation at each design phase
  • Schedule coordination and milestone tracking
  • Specification review and scope-gap identification
  • Permitting strategy and municipality coordination
  • GC selection (bid documents, evaluation, award)
  • Constructability review at each phase
  • Value engineering facilitation
Phase 02

Construction
Administration

Owner-side oversight through the field. We translate between design intent, contract documents, and site reality without handing either side the pen.

  • Weekly OAC meeting facilitation
  • RFI and submittal oversight
  • Budget and schedule monitoring
  • Change order review and validation
  • Quality assurance and site observation
  • Pay application review
  • Punch list management and closeout coordination
Phase 03

Post-
Construction

The work that gets skipped when there's no owner's rep. Warranty period, final documentation, and the financial tail.

  • Warranty tracking and 11-month walk coordination
  • Final documentation and turnover package
  • Financial closeout and retainage management
Built-in quality gate

Every Owner's Rep engagement includes a Project Catalyst CD review.

At or prior to the permit set milestone, the full construction document package is reviewed under the Project Catalyst methodology — all seven disciplines, priority-coded comments, delivered as a live Bluebeam Studio Session. Document errors get caught at the desk, not in the field.

Who it's for
Developers & owners
Developers and owners who want an architect at the table during preconstruction, not just a PM with a spreadsheet.

If you are evaluating construction management partners or need preconstruction advisory on an upcoming project, schedule a conversation.

Next step

An architect at the table, not a PM with a spreadsheet.

Send us the project — stage, unit count, target budget, where you are in the consultant process. We'll come back within two business days with a scoped engagement and a principal on the call.
